WHAT IS A TITLE DEED?

The title deed (land title) stands as a legal document that
ensures, secures and protects the owner’s rights. The document thus
described is the official recognition of real estate
ownership.
In Cameroon, the holder of a title deed is recognized as the unique
and actual owner of the land in question.
Still in Cameroon, the procedure for obtaining a title deed starts
with the submission of a full application to the SDO’s (SubDivisional Officer) office. After that, you must wait three days at
most to claim a receipt that will stay with you. Next, the competent
Authority will send your file to the department of land affairs service
within eight (8) days and the head of that specific department must
publish an excerpt of your request within fifteen days. Thirty days
later, your file will be sent to the Regional Delegate by the
Departmental Delegate of the Ministry of Land Affairs and Cadastre.
Requested documents for obtaining a land title in Cameroon
are as follows:

An application for land title
A site plan
A boundary plan
A certificate of land ownership
A certificate of non expropriation
A certificate of non-payment of property taxes
– A certificate of non seizure
The time needed to obtain a land title in Cameroon depends on several factors such as the complexity of the application and the number of pending applications. However it is possible to obtain a receipt for filing the application for land title no later than three days after the submission of the application.

In the event of loss of the duplicate of the land title, the land registrar may issue a new one only on the basis of an order of the president of the civil court of the place of situation of the building, at the request of the owner. The order declares null and void in the hands of any regulator the duplicate lost.
It is important to have a land title because it allows to:
– Prepare a succession
– Taking out a mortgage loan
– Assert your rights in the event of disputes, for example related to an inheritance or obtain compensation and financial compensation following an exploration or natural disaster.
– Sell your land
